Summary VertaseFLI were appointed to undertake a pre-purchase assessment of the site. These surveys were designed to identify any problems, their recommended solutions and any constraints on the site’s development. VertaseFLI prepared a desk study that identified several issues on site including the historic use of radioactive materials, asbestos, and the potential for the site being a habitat for protected species particularly bats and newts. VertaseFLI provided access to individual buildings which were in a poor state of repair and unsafe. This involved removing and replacing hording and organising remote access platforms where structures were not safe to enter. Surveys Surveys Undertaken Included:
Habitat Survey and Bat Assessment – to determine if protected species were present and how to develop the site whilst safeguarding protected species.
Radiological Survey – to determine if radioactive waste was present on site. Asbestos Materials Survey – to identify buildings with asbestos in and confirm the quantity and type of materials . Topography Survey – of current site levels. Drainage Survey – of current drainage gradients and route of foul and surface water drainage systems. Structural Survey – of two listed buildings to be converted for residential use and a chimney stack to be maintained as a feature. Timber Survey – of the buildings to be retained and recommendations to prevent beetle infestation dry/wet rot. Geotechnical Ground Investigation – to identify ground conditions and recommend foundation design. Phase II Contaminated Land Investigation – selected soil samples were taken from trial pits and chemically analysed. |
